Google evaluating Wood Haven data-center site as due diligence continues

WVRIFA says Google is evaluating Wood Haven Technology Park as a potential data-center location. The site remains in due diligence; no site plan has been submitted.

Google is evaluating Wood Haven Technology Park in Roanoke County as a potential data-center location, the Western Virginia Regional Industrial Facility Authority said in an October 16 release. [1] The authority said the site’s inspection and due-diligence period is continuing and is expected to run into spring 2027. [1]

The announcement identifies a prospective project, not a completed sale, approved site plan or construction start. Roanoke County says no site plans, concept plans, maps or renderings have been submitted, and any proposal would still move through county land-use, zoning, building and other review requirements. [2]

What has been confirmed

The WVRIFA release says Google is evaluating Wood Haven and quotes a Google regional public-affairs manager saying the company will continue its due-diligence process. [1] The release does not identify the size of a facility, investment amount, job count, water demand, power demand or construction schedule. [1]

Wood Haven is an industrial park at the junction of Interstates 81 and 581. [2] The county says the WVRIFA board authorized its executive director on September 11 to enter a purchase-and-sale agreement with Clearview Dynamics LLC for potential land development, and that a data-center development is proposed for the site. [2]

What has not happened

County materials describe the purchase agreement as an initial step, not a completed sale. [2] The same page says there is no certainty that the project will become a reality and that final schedules depend on site inspections, utility investigations and possible extensions. [2]

The county’s tentative timeline places due diligence in the fall of 2026 into spring 2027, followed by a potential entitlement period and a possible closing later in 2027. [2] That is a planning outline, not a binding public construction schedule. [2]

What comes next

Any development proposal would face the ordinary review process, according to the county. [2] The public records to watch are a submitted site or concept plan, permit applications, utility agreements, land-entitlement decisions and a completed real-estate transaction. [2]

For now, the documented change is narrow but significant: WVRIFA has publicly identified Google as evaluating Wood Haven. The remaining project details and approvals have not been made public in the records reviewed for this report. [1][2]
